How much does a BER cost?

It depends on the size and type of property, so there's no flat rate. Drop your Eircode into the quote form and you'll have a fixed price back within minutes. No surprises later.

How long until I get my certificate?

Once the assessment is done, your official BER is usually ready within a week. If you're up against a deadline for a sale or letting, let us know and we'll do our best to move it along.

What is a BER?

A Building Energy Rating (BER) is a certificate that shows how energy efficient a home is, on a scale from A (most efficient) down to G. It's a bit like the energy label on a fridge, but for a house. It's carried out by a registered assessor and issued through the SEAI.

How long is a BER valid for?

A BER is valid for 10 years, as long as no major changes are made to the property that would affect its energy performance, such as a large extension or a new heating system.

Do I really need a BER to sell or rent?

Yes. It's a legal requirement to have a valid BER before you advertise a property for sale or rent in Ireland, and one is also needed for most SEAI grant applications.

What do you need from me on the day?

Access to the property and any documents you have to hand, such as build details, insulation, windows or your heating system. Don't worry if some bits are missing, we work that out during the assessment.

Is a lower rating a fail?

No. A BER isn't a pass or fail. It simply records how the home performs as it is, and every home gets a rating. If it's lower than you'd like, we can point out where the biggest improvements would come from.
